The City of Jersey City and the Jersey City Redevelopment Agency investigated the opportunity to provide for a new Parking Garage and Annex for the City of Jersey City. The project being considered was to be a design build through a designated developer for the redevelopment area adjacent to the existing Jersey City Medical Center which is at the intersection of Grand Street and Jersey Avenue. This site is part of a larger Redevelopment Area that requires environmental cleanup and new infrastructure including utilities, roadways and rail access.
The new mixed-use project would include a parking garage for 1200 vehicles to be shared amongst city employees, school staff, hospital employees and visitors, an Annex (Administration Complex) and 120,000 SF of office space to serve various City entities including but not limited to: Department of Housing and Economic Development, Health and Human Services, Engineering and Architecture.
We managed the the process in PreDevelopment and PreConstruction, responsible to the City for shepherding the process and assisting in the evaluation of the feasibility of such project by working with the design team, developer, attorneys, financial advisors and multiple City entities. The conclusion was that the site would be best used for other development and that the parking and office needs of the City would be looked at again and readdressed in the future.
